Buyer/Borrower Representation – We represent buyers of homes and homeowners who are refinancing their mortgages. We review your contract, perform the title searches, provide the title insurance required by the lenders, handle any issues that arise between the time the contract is signed and your closing, and also represent you at the closing.

In addition to representing clients for residential real estate closings, we represent buyers of commercial real estate. While the needs are similar, the services involve much more complexity.

Seller Representation – We represent sellers of homes and commercial property. We review the contract, arrange for the payoffs and releases of existing mortgages and home equity loans, as well as commercial loans, and we resolve any issues that may arise after the signing of the real estate contract. We also prepare all paperwork necessary to transfer title to the buyer.

Owner-Financed Transactions – In some situations, sellers decide to “take back” a mortgage from the buyer rather than receive the proceeds from the sale of the property all at one time. Such owner financing can help sellers defer taxes while providing financing for buyers who may not otherwise qualify for a traditional mortgage. We prepare all the documents necessary for a seller’s mortgage.

Transfers to Family Members – There are many reasons family members may wish to transfer title to real estate to another family member: protection of assets, gifting, estate planning, etc. We help family members understand the tax implications of such transactions and structure transfers to meet their goals.

Leases – We prepare and review leases for both residential and commercial real estate for landlords or tenants.

Landlord/Tenant Issues – Are you having a problem with a landlord or tenant? We represent landlords in resolving tenant issues, including the eviction of tenants if they cannot make arrangements to pay the rent. We also represent tenants to help resolve issues with landlords, including representation in eviction proceedings.

Zoning – We guide clients developing and/or sub-dividing property through the regulatory approval process. We also help clients obtain zoning variances when they wish to change the use of their property or make alterations and additions.

Tax Appeals – Your real estate taxes are based on the Town Assessor's valuation of your property. If the Assessor overstates the value of your property, your real estate taxes will be higher than they should be. We have helped many clients successfully appeal the Assessor’s valuation, thereby reducing their real estate taxes.
